How old do you have to be to apply?
Need to be at least 18 years old to apply, all proposed occupants over the age of 18 and any co-signers need to fill out an application and pay a non-refundable application fee even if they are not going to be responsible for rental payments.

What are your requirements for Rental History?
A minimum of two years residential rental history or homeownership is required. If insufficient rental history a co-signer that meets the criteria will most likely be required.
What are your requirements for Employment History?
A minimum of 2 years history of being employed, or a co-signer that meets the criteria. If recently switched jobs or job transfer - no problem, we can accept a letter from the new employer.
What are your requirements for Income?
Generally applicants expected to have a combined gross income of at least three times the monthly rent. Income has to be verifiable. Self employed applicants are required to provide the most recent year of signed tax returns. Self-employed applicants may be requested to have their banking records verified by The Closing Docs. The cost for this verification, $10.00, is the responsibility of the applicant. Please consult the manager.
Will you check my Credit?
A credit report from Equifax will be processed for each applicant 18 years of age and older. We use AI Score provided by our screening provider On-Site. AI Score requirements vary by the property, contact property manager for selected property. For applicants with credit Scores < 650, a co-signer and/or mitigation fee may be considered. Please consult property manager.
Are you doing Background Investigation?
Yes, We encourage all applicants with criminal history to apply, we will conduct individualized assessments and take into account any mitigating circumstances case by case. Property owner reserves the right to decline applicants with serious felony convictions such as illegal manufacture or distribution of a controlled substance, felony convictions resulting in bodily harm or intentional damage or destruction of property.
What is your Pet Policy?
Many of our rental properties are pet friendly but not all of them accept pets, please check listing description prior to applying and contact management if any doubts. Medically necessary animals are excluded from the pet policy but will require necessary paperwork as per Florida law prior to signing the lease. We use a third party service PetScreening.com to screen all animals. An application for each animal should be filled out at http://mnmhomes.petscreening.com. This applies to any animal that will occupy the home, including service animals, therapy animals, emotional support animals, etc. Application is FREE for any medically needed animals. Do you charge a Security Deposit?
Applicants will be required to pay a security deposit in the amount as agreed no later than 24 hours after final approval of application. What Fees should I anticipate?
Application fee for all residents older than 18.
A Non-Refundable Reservation Fee is charged to reserve the property for you. Reservation fee amount is equal to the agreed amount of security deposit on your Rental Agreement. Reservation fee is converted into a security deposit at the time of signing the Lease. If applicant failed to enter into a lease within agreed period, applicant shall forfeit the deposit. Property is not reserved and will be marketed until fee is received.
Depending on your credit score you may be asked to pay a Risk Mitigation Fee which is based on an average credit score of all applicants. You will have two options: Option 1 - pay a one time upfront fee (before move-in) or Option 2 - choose to pay the monthly fee for the duration of the tenancy (added to the advertised rent). Statistically, applicants with a low credit score pose a higher risk and liability for Landlords. Some properties charge tenant administrative fee before move in. Please check listing description and discuss with property manager.
Some of our properties require additional amenity fees to be added to the base rent. Utility fee could be charged for properties that have Owner-paid utilities. Please review listing information for details.
What are the common reasons for the application to be declined?
Application will be declined if there is any of the following found on their credit/background investigation within 7 years of application:
Eviction
Dismissed or petitioned Bankruptcy
Falsification of application
Invalid Social Security Number

I want to reserve the property before I had a chance to see it, can I pay a deposit and see it later?
Our policy is that each applicant has to inspect and accept the property before getting into an agreement. In some instances we may be able to arrange a virtual showing, please contact Management for details.
Would you still consider my application if I don’t meet some of criteria?
Yes, we understand things happen and we are willing to work with you. Any exceptions to our company's established criteria will need to be submitted in writing to the rental agent and approved by the property owner. If approval is granted, an additional security deposits, co-signers, and/or additional advance rent payments may be required. If you receive multiple applications, how do you decide who is selected?
Usually the first applicant to meet the criteria and pay the required Reservation fee will be accepted. If qualified applications submitted at the same time, property owner is reserving the right to make the final decision.
